It has been our experience that real estate in Vancouver sells in any climate.  If you are considering listing your property and concerned about whether it will sell I would strongly suggest the following:

  1. CAREFULLY CHOOSE YOUR REALTOR – We usually recommend a seasoned realtor as there is nothing like experience to hone ones skills.  On the other hand a young or new realtor will have more time to focus on your listing, they are aware of new marketing strategies and they definitely won’t be bored.  Do your due diligence and interview your realtor. Determine their marketing strategies, ensure that they are aware of the target market and that they have time to focus on your listing.
  2. PRICE IN TODAY’S MARKET – We all want top dollar when selling our home or property.  Pricing should be based on comparables from today’s market – not historic data or wishful thinking.  There is a fair and appropriate price.  Trust your realtor to determine that and price accordingly.
  3. HAVE YOUR PROPERTY PROFESSIONALLY STAGED – Whether your potential purchaser is viewing your home for the first time online, by appointment or at an open house ensure that your property is at its best.  You only have one chance to create a first impression.  Emotions sell!   A professional staging company can assist in creating the WOW factor.
